Soffit & Fascia Repair in Annapolis, MD
Soffit and fascia problems are common on Annapolis homes โ both because of the area's older housing stock and because salt air and moisture from the Chesapeake Bay accelerate wood rot and aluminum corrosion faster than inland areas. Fascia damage is also one of the first places where a roof leak manifests visibly.

What soffit and fascia do
The fascia is the vertical board that runs along the lower edge of the roof, capping the rafter tails and supporting the bottom of the gutter. The soffit is the horizontal board (or vented panel) that fills the gap between the fascia and the exterior wall, running back from the fascia to the house.
Together, they serve three functions: they give the roofline a finished appearance, they protect the rafter ends from weather exposure, and the perforated soffit panels allow airflow into the attic for ventilation. When soffit or fascia fail, each of these functions is compromised.
Why soffit and fascia fail on Annapolis homes
Water damage from gutter overflow
The most common cause of fascia rot on Annapolis homes is gutter overflow from a blocked downspout or undersized gutter. When gutters overflow inward instead of draining, water runs directly down the fascia board. On homes with wood fascia (common on pre-1990 construction), this creates rapid rot.
Salt air corrosion (waterfront properties)
Aluminum soffit and fascia โ standard on most homes from the 1980s onward โ corrodes in salt air environments. On homes within a few blocks of Spa Creek, the Severn River or the Chesapeake Bay, aluminum deterioration can be visible within 15โ20 years of installation. Oxidation, pitting, and paint failure on aluminum components are signs to look for.
Animal entry
Squirrels, raccoons, and birds actively seek gaps in soffit panels as attic entry points. Once an animal has made an entry, the soffit and potentially the adjacent wood framing are damaged. Repairs must address both the soffit damage and any framing rot, and the entry point must be sealed to prevent re-entry.
What soffit and fascia repair involves
- Removal of damaged or rotted fascia board sections
- Inspection and replacement of any rotted rafter tail ends
- Installation of new fascia (wood, composite, or aluminum-wrapped)
- Replacement of damaged soffit panels with matched vented or solid material
- Re-attachment of gutters to the new fascia
- Sealing any animal entry points with appropriate material
On older Annapolis homes, contractors often find that what appears to be a minor fascia repair reveals significant rafter tail rot that has developed over years of gutter overflow. Ask your contractor to check the rafter ends while the fascia is off โ this adds minimal cost and prevents discovering the problem again in two years.
