Flashing Repair in Annapolis, MD

Flashing failure is the single most common cause of roof leaks on Annapolis homes — particularly at chimney junctions, around skylights, and at pipe penetrations. Salt air from the Chesapeake Bay accelerates metal corrosion, making flashing maintenance especially important for properties near the water.

Why flashing fails first in Annapolis

Flashing is the thin metal material that seals the junctions between your roof surface and everything that penetrates or intersects it — chimneys, walls, pipe stacks, skylights, dormers, and valleys. When flashing works, water is redirected away from these joints. When it fails, water finds a direct path into the roof structure.

In Annapolis, two factors accelerate flashing failure beyond the national average:

  • Salt air: Chesapeake Bay salt particles deposit on every metal surface and accelerate corrosion. Aluminum flashing that would last 20+ years inland may fail in 12–14 years in Eastport or Bay Ridge.
  • Brick chimneys: The mortar joints in brick chimneys shrink and crack over time. Counter-flashing embedded in these joints loosens as mortar weakens, breaking the seal at the roof-to-chimney junction.

Types of flashing repair on Annapolis homes

Chimney step and counter-flashing

The most common repair on brick colonial and Cape Cod homes throughout Annapolis. Step flashing weaves up alongside the chimney with each shingle course. Counter-flashing is embedded in the mortar joints above and laps over the step flashing. When mortar cracks, counter-flashing loosens. Repair involves re-pointing the mortar joint and re-setting or replacing the counter-flashing. Corroded step flashing sections are replaced at the same time.

Pipe boot flashing

Every plumbing vent stack has a pipe boot — a collar that seals the gap between the pipe and the roof surface. Rubber boots crack and shrink with age. Replacement is inexpensive but requires getting the right boot size and ensuring proper integration with surrounding shingles.

Valley flashing

Roof valleys — where two slopes meet — concentrate runoff. Open-valley metal flashing and closed-cut valley shingles both deteriorate with age. Valley leaks often appear as a drip near a ceiling seam running parallel to a roof valley above.

Skylight curb flashing

Common in Eastport and other waterfront communities where skylights were added for Bay views. Skylight curb flashing fails at the corners first — a vulnerable geometry that traps moisture and sees concentrated freeze-thaw stress.

Historic District note: For properties within the Annapolis Historic District, mill-finish (unpainted) aluminum flashing is generally not approved by the HPC. Coated or painted flashing is required. Your contractor must know this before specifying materials. See the Historic District guide →
