Roof Repair in Downtown Annapolis & the Historic District
Downtown Annapolis is one of the most architecturally significant neighborhoods in Maryland. Most homes here were built before 1950, many before 1900. They have real masonry chimneys, steep-pitch rooflines, original flashing details, and are subject to Historic Preservation Commission oversight for any exterior changes โ including roof work.

Downtown Annapolis โ a roofing context unlike anywhere else in Maryland
The median year built for homes in downtown Annapolis is approximately 1918. Many structures along Maryland Avenue, Prince George Street, and the Pinkney Street corridor predate 1900. That means roof systems are working with:
- Original chimney structures with century-old mortar joints
- Steep-pitch rooflines with multiple dormers and complex valley intersections
- Period flashing details that may include lead, copper, or early aluminum
- Roof decking that may be solid board rather than modern plywood
- Multiple additions and renovations that created non-standard junction conditions
The Historic Preservation Commission (HPC) requirement
If your property is within the Annapolis Historic District โ which covers most of downtown โ a Certificate of Appropriateness (COA) is required before any exterior changes, including roof replacement. This is not optional and it comes before the building permit application.
The COA process involves submitting your proposed materials, colors, and scope to the Historic Preservation Division. For standard like-for-like replacements using HPC-approved materials (GAF Grand Sequoia, Camelot II are commonly approved shingle options), staff-level approval may be available in 2โ3 weeks. Full HPC board review takes 30โ45 days.

Common downtown Annapolis roof repair types
Chimney flashing โ the most common repair
Downtown Annapolis has more brick chimneys per block than almost any neighborhood in Maryland. Chimney flashing failure โ where mortar joint aging loosens counter-flashing and allows water entry โ is the single most common repair call in this area. Many of these chimneys have never had their original flashing replaced. If your chimney flashing is more than 20 years old and you haven't had it inspected, it should be on your radar.
Slate and historic material repair
Several downtown Annapolis properties still have original or replacement slate roofs. Slate repair is specialized work โ individual broken or slipped slates can be replaced without disturbing the system, but it requires specific tools and experience. Standard shingle contractors often don't have slate experience.
Flat roof sections
Many downtown rowhouses and commercial buildings have flat or low-slope roof sections โ often TPO or modified bitumen โ alongside pitched sections. These require different repair approaches than pitched shingle roofs.
